Title: Lead Estimator

SCOPE:

We are seeking a highly skilled and experienced Lead Estimator to join our dynamic design/build construction team. This role is critical in developing and managing cost estimates, overseeing bid preparation, and ensuring accuracy in project budgeting. The ideal candidate will possess expertise in structural, civil, fire protection, and MEP estimating across all project phases (SD, DD, CD) while leading a team of estimators to achieve project goals efficiently.

TYPICAL DUTIES AND RESPONSIBILITIES:

  • Develop and manage execution plans for estimating tasks.
  • Act as an advisor/coach to junior estimators, providing guidance and mentorship.
  • Verify project scope, survey material quantities, and coordinate costs with subcontractors.
  • Develop and maintain an updated vendor/subcontractor list within the company database.
  • Assist with the buyout process in collaboration with operations teams.
  • Create and organize scope sheets for quantity takeoffs for the full division.
  • Perform independent reviews and checks on estimates prepared by team members.
  • Ensure all cost estimates meet deadline challenges and accuracy expectations.
  • Lead bid efforts for projects of all sizes, organizing bid-day assignments and responsibilities.
  • Conduct quantity takeoffs for materials and assemblies from drawings.
  • Engage with subcontractors for pricing input and follow-ups to ensure competitive bids.
  • Prepare and present completed estimates to Preconstruction Director, Business Unit Leader (BUL), and Leadership Team.
  • Collaborate with internal teams, including project managers, designers, and engineers, to align estimates with project goals.
  • Stay updated on industry trends, construction costs, and market conditions to improve estimating

QUALIFICATIONS AND EXPERIENCE:

  • Proven experience in construction estimating with a focus on design/build projects.
  • Expertise in structural, civil, fire protection, and MEP estimating at different design stages (SD, DD, CD).
  • Strong leadership abilities to guide and mentor a team of estimators.
  • Excellent analytical skills and attention to detail.
  • Proficiency in estimating software and tools.
  • Strong communication and presentation skills.
  • Ability to handle multiple projects under tight deadlines.
  • Bachelor’s degree in construction management, Engineering, Architecture, or a related field (preferred).
  • Minimum 5-10 years of experience in estimating within the construction industry

SUMMARY/OBJECTIVE
The Project Manager is responsible for the planning, coordination, and execution of construction projects from inception through completion. This position manages the Kajima project team and oversees the integration of construction disciplines in terms of safety, schedule, cost, quality, and operational performance.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  1.  Coordinate and oversee the functions of Design, Estimating, Purchasing, Engineering, Accounting, Cost Control, and Field Construction specific to industrial projects.
  2. Develop and maintain a master progress schedule including all critical path milestones, factoring in lead times for specialized equipment and systems typically found in industrial facilities.
  3. Establish and maintain effective relationships with clients, subcontractors, vendors, and the Kajima team to facilitate open communication and teamwork.
  4. Ensure projects are executed in accordance with contract requirements, technical specifications, and industry standards.
  5. Deliver financial results in line with project goals; proactively manage costs, forecast cash flow, and maintain budget controls.
  6. Uphold company quality standards throughout all phases of the construction process; implement quality assurance protocols specific to industrial construction (e.g., process piping, foundations, MEP coordination).
  7. Enforce all requirements related to safety, insurance, labor compliance, and Equal Employment Opportunity.
  8. Oversee client billing processes; ensure timely submission of payment applications and manage project cash flow and subcontractor disbursements.
  9. Provide consistent reporting to senior management regarding project progress, risks, financial health, and client satisfaction.

SUMMARY/OBJECTIVE
The Assistant Project Manager (APM) plays a key role in supporting the successful execution of construction projects by assisting with scheduling, budgeting, procurement, safety, and quality control. This role ensures seamless coordination between internal teams, subcontractors, and clients to deliver projects on time and within budget.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  1. Support management of project execution across design, estimating, procurement, engineering, construction, and accounting functions.
  2. Assist in developing and maintaining project schedules, including 3-week look-aheads and milestone tracking.
  3. Help manage subcontractor buyout, scope review, and material procurement.
  4. Track and manage RFIs, submittals, material deliveries, and long-lead items.
  5. Assist in maintaining effective communication with clients, internal teams, and subcontractors.
  6. Support OAC and trade partner meetings, producing agendas, meeting minutes, and updates.
  7. Communicate schedule phases and updates to field teams and trade partners.
