SUMMARY
It is the function of the Project Manager to manage the Kajima project team on a project (or multiple smaller projects) to ensure delivery to the client of the services committed to by Kajima. 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  1. Coordinate and direct the Design, Estimating, Purchasing, Engineering, Accounting, Cost, and Construction functions as they relate to the completion of the project under his/her direction.
  2. Ensure the master progress schedule is established and maintained, incorporating dates and times, for owner decisions, availability of design information, procurement of materials and subcontracts, lead times for fabrication and field installation.
  3. Establish and maintain effective relationships with the Client and Kajima project team and their various subcontracted services.
  4. Execute projects in conformance with all contract documents and achieve expected financial results.
  5. Assure that the Company’s standard of quality is established and maintained throughout the project.
  6. Ensure that all requirements of insurance, safety, labor relations and Equal Employment Opportunity are met.
  7. Ensure that applications for payment by the client are properly submitted, payments promptly received, and funds are properly disbursed.

SUMMARY  
Project Superintendents supervise the field construction of each project, including organization, planning, coordination and scheduling.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  1. Possess comprehensive knowledge of general contract and subcontract documents, drawings, and specifications and to develop the on-site plans and procedures for the implementation of the work.
  2. Develop within the project documents the quality control procedures and requirements.
  3. Utilize comprehensive knowledge of the job estimate and to see that the work under his direction and control is performed within the parameters of the estimate.
  4. Plan the construction program, including procedures, plant layout, equipment, manpower and temporary construction services, and review the program with the Project Manager.
  5. Prepares responsibilities for detailed area and trade schedules. Keep them properly updated, and sees that the job does everything feasible and meets the required dates. Coordinate these schedules with the Project Manager assuring feasibility. 
  6. Coordinate and direct as necessary the activities of inspection agencies and affect the remedial actions indicated by the reports of said agencies.
  7. Handle and coordinate labor relations with Project Manager and appropriate labor relations representative.

Title: MEP Manager

SUMMARY/OBJECTIVE
The MEP Manager is responsible for managing the safety, quality, and conformance of all MEP scope on the construction project. The MEP Manager is to be involved in preconstruction activities to ensure consistency with other projects, review constructability,  and provide Value Engineering ideas as needed.

  3. Good understanding of all mechanical, electrical, plumbing and low-voltage systems,
  4. Solid understanding of Building Codes, Mechanical Codes, Electrical Codes and Plumbing Codes as they relate to construction of project,
  5. Hands-on experience in design, engineering, assembling, or start-up with a manufacturing facility.
  6. Solid communication skills, with the ability to read, write and converse with contacts in all levels.

SUMMARY

SCOPE:
Plans, organizes, and manages architectural and Engineering Project, including scheduling, budgeting, planning, design and cost control tasks to produce architectural and engineering working drawings and specifications for Industrial and Manufacturing projects and may have the responsibility to assist other offices.
