PROJECT OVERVIEW
KBD Group is proud to provide general contracting services for the construction of a 350,000-square-foot speculative warehouse. Our team is responsible for both the site work and warehouse construction.
Project Scope
Site Work
- 19 acres of mass grading
- Over 150,000 Cubic Yards of rock blasting to balance site
- 2 retention ponds
- 2 retaining walls
- 7” concrete paving at drive and truck court with 148 trailer stalls
- 2 asphalt parking lots with 154 parking spaces
- Fire access road
- Landscaping
- DOT improvements include GDOT paving for turn lane and decel lanes and sidewalk at right-of-way
- New county watermain installed at property frontage along right-of-way
- New storm system
- New fire water system and hydrants around building
- Sanitary sewer hookup
- Communication conduits from phone board to right-of-way
Warehouse
- 2 office spaces
- Storefront entrances at each office space
- Entrance canopies with recessed lighting
- Under-slab sewer plumbing for future use
- Overhead water supply for future use
- Roof-mounted exhaust fans and interlocked louvers
- Rooftop mounted mixed-air-unit
- 5 psi gas service
- 6” concrete floor
- Concrete tilt walls
- Steel structure
- TPO roof system with R-25 value over future office spaces, R-20 thermal value over warehouse space
- 2 warehouse drive-in ramps with overhead doors.
- 36 loading dock doors
- 4 dock levelers
- Dock canopy
- Electrical room with phone board and space for up to 4 tenant service meters
- Fire pump room and sprinkler system
- Fire alarm system
- 56 fire extinguishers throughout warehouse space
