KBD Group provided design-build services for this 140,000 SF office/distribution facility set on a 6.1acre site with insulated precast concrete exterior walls and R21 (R27 over office area) single ply mechanically attached TPO roof, 7inch concrete floor slabs, and 19 dock positions (17 exterior and 2 interior). The warehouse was heated with gas fired roof mounted make-up air units while the office was conditioned with a variable refrigerant flow. The fire protection system was an ESFR system complete with electric fire pump. The electrical system included a 1600amp capacity service. The office area was provided over 2 floors, totaling over 32,000 SF of space, plus remote offices for shipping/receiving. Nippon Express used this office to house more than 3 separate companies, and required the facility to comply with C-TPAT security criteria. Prior to proceeding with construction, KBD was required to demolish an existing 100,000 SF former manufacturing facility. Upon completion, the facility was awarded LEED Silver Certification from the USGBC.
