KBD Group provided general contracting services for 213,000 SF speculative warehouse on just over 11 and a half acres. Full site packages are to be included in the effort. This project was designed by a local Texas firm RGA architects and will serve as both a warehouse as well as office space for its tenants.

KBD Group provided general contracting services for a 280,140 SF speculative warehouse distribution center in Douglasville, GA. This facility consists of site work and utilities, concrete tilt-up wall panels, conventional concrete slab, and a steel structure with a 36’ clear height. The building has a mechanically fastened TPO roof, 60 dock doors, 2 ramps with overhead doors, ESFR fire protection, 2 store fronts, and clerestory windows throughout the facility. The mechanical and electrical consist of exhaust fans and louvers, unit heaters for freeze protection, site lighting, and a 480/277 volt 2,000 Amp main electrical service. Site work consists of concrete paving, asphalt driveways, and landscaping.

PROJECT OVERVIEW
KBD provided general contracting services for a 283,820 SF speculative distribution facility. This project was located on a 16.1-acre site, previously occupied by a golf driving range and clubhouse, which KBD demolished prior to the start of construction. The building features 36’ clear height, typical bay size of 55’ x 56’ (56’ x 60’ bay in the staging area), 49 dock positions, 162 car parking (with electrical car charging stations), 2 drive in doors, ESFR fire protection, gas fired air rotation unit heaters, 1600 Amp electrical service, LED high bay and site lighting, and a 7” thick floor slab. The building skin includes insulated precast concrete wall panels (R14), induction welded “Rhinobond” TPO roof (R16), aluminum windows with insulated glass. Also, a 4200 SF office was constructed to allow the facility to be available for immediate occupancy.

KBD Group provided General Contracting services to four speculative buildings totaling 1,087,460 SF. Project scope included tilt-wall and steel structure, TPO roof, dock doors, storefront and paving. The extensive site work, retaining walls, and utilities is being managed with strict consideration of the property touching Lake Lanier and the Core of Engineers property line.
