4 Strategies to Fight Inflation in the Construction Industry

From the gas station to the grocery store, it’s impossible not to notice the uptick in prices. Unless you are living under a rock [Through multiple news sources], it’s become common knowledge that inflation is affecting costs in the United States.  From materials, gas, goods and services, and food, prices have dramatically increased. According to AXIOS data, inflation surged to 8.5% in March 2022.  This is the largest level since 1981 as the price of lumber, steel, copper, and aluminum reached an all-time high across the globe.  The COVID-19 pandemic caused closures and delays at international factories that produce most of these items. As a result, we are seeing the supply of construction materials dramatically decreased in the U.S, driving up the prices of available materials. At KBD Group, we understand that the U.S. construction industry is dependent on foreign construction materials, and we have worked diligently to implement many strategies to decrease the impact of inflation.  We are committed to doing everything we can to keep prices stable, so that customers can budget effectively.

How Inflation Effected Construction:

Due to inflation, we have experienced record increases for material costs which has created new challenges in the industry. As supply chain remains volatile due to the lack of supply and a high demand, vendors are having a hard time keeping up.  Products are being consumed as soon as they are manufactured, causing a wait list which ultimately effects completion schedules.  Many warehouse construction projects are delayed, causing shipping containers to remain docked awaiting a facility to place their products. In addition, the cost of labor has increased, as workers demand higher wages in order to keep up with the cost of living. As a result, inflation is having a significant impact on the construction industry, making it more expensive to build new warehouses and factories.

4 Ways KBD Group Fights Inflation

Although inflation may have caused many constructions projects to slow down throughout the US, there has been an opposite effect for our business.  Since 2020, we have set new records in the number of projects we are building. We understand that inflation is a constant concern for businesses, particularly those in the retail and manufacturing sectors. As prices rise, it becomes more difficult to maintain margins and profit levels. At KBD Group, we have used a number of strategies to fight inflation and keep prices low for our clients. Building Tire Manufacturing Facilities

Many of us know that tires play a major role in driving the US economy.   According to the Statistic Portal, in 2018, there were about 227.5 million licensed drivers in the United States, and tire sales are showing no signs of slowing down with a 5.9% increase since 2016.

KBD Group is proud to play a great role in helping the economy by providing design/build services for major tire companies around the United States. Over the past 10 years, KBD has built more than 15 million square feet of automotive-related manufacturing facilities, totaling $589+ million in investment. Of these projects, KBD has designed or constructed 17 tire manufacturing facilities totaling over 9 million square feet.

Senior Vice President
KBD’s Jim Goodwin, Vice President, and Regional Operations Manager are considered an expert in the planning, design, and construction of tire manufacturing plants and is sought after by leaders in the industry.   Goodwin has been heavily involved with the execution and construction of many tire projects since 2008.   This experience allows him to fully understand the evolution of the tire manufacturing market. According to Goodwin, “We are seeing an increase in tire manufacturers wanting to expand or build a new tire plant.”   He continues, “With the rise of technology, clients are adding more automation and upgrades to modify their processing equipment.   This is causing a change in the way we construct the building structure and mechanical, electrical, and plumbing infrastructure.   Because of this understanding, we have become more efficient in the execution of building tire plants.”

Goodwin explains the effect of this increase on KBD:

“Having been a part of multiple tire plant projects over the years, we have learned how to improve the process and become more efficient.   We then apply this knowledge to our next planning process, and this greatly helps improve the way we complete the projects, and get plants operational in an expedited and smooth process.”

Additionally, Goodwin shares his insight regarding the company’s success with Expansion Projects:
“With expansion work, we learned to plan and seek-out critical details early in the design process.   Seeking out these details allows us to identify issues which may cause a delay in the rest of the project if not dealt with early in the process.   Inexperienced teams may see this as work to be coordinated in the field, but this mindset leads to complication and delays in the process.”

VICKI VINCENTE

“KBD Group is my second home.” – Vicki Vicente

Vicki Vicente will be celebrating her thirtieth anniversary working with KBD this upcoming November. She is a Project Accountant / Office Manager / Event Planner in the New Jersey Office. Vicki’s main focus as Project Accountant is to monitor the progress of projects, expenses, project billings and payments. She also coordinates office administration and procedures to ensure smooth office operation and spearheads coordination for events such as team building and holidays.

Vicki literally grew with Kajima. 30 years ago, as a young Economics graduate, she had no experience with the construction industry. However, as she learned and understood the business of construction, she came to enjoy her fulfilling career at KBD Group. We are very fortunate to have Vicki as a loyal member of the KBD Group team.

INTERVIEW WITH VICKI

Q: How long have you worked for KBD?

A: I have been with KBD 30 years.

Q: Please list all the positions you held with the company.

I was initially hired to assist the Administrative Assistant (Assistant to the Adm Assistant, if there was such a thing!). Then I became an Administrative Assistant, an Office Administrator, Executive Assistant/Accounts Payable Clerk and finally, Project Accountant/Office Manager. I am also an Event Planner on the side.

Q: Why did you choose your profession?

A: Originally, I was an Economics graduate and wasn’t sure why or how I ended up in the construction business. It kind of landed on my lap. But I just took the position in stride, gradually learned and understood how the business worked. I actually like what I do now!

Q: What do you like most about KBD?

A: KBD is my second home. It has been good to me. It grew old with me and I mean that in a good way.

Q: What is your proudest moment at KBD?

A: I have two. One would be the recognition I received for my 20 years of service in the company. The other one, although not work-related, was the retirement party we threw for Mohammad Rahimian. He had a great time from beginning to end and was very appreciative. I’m happy that he was happy. Of course, it was a group effort.

Q: What has been your favorite project and why?

A: It would be the KII Headquarters at 900 Sylvan Avenue in Englewood Cliffs on the top of my list. It was my first project and it became our home for the next 10 years or so. The next ones would be Felissimo which was a department store at 10 West 56th Street in NYC and Toraya Confectionery located in 17 East 71st also in NYC. Every girl loves shopping and sweets. Need I say more?

Q: What do you find the most challenging at KBD?

A: The challenge I often see is the constant changes in CADD, project management and accounting software. With limited hands-on training, it is difficult to navigate and can hinder an individual’s productivity.

Q: What advice would you give to new hires?

A: Have patience and perseverance. Listen to your mentors. Success always entails hard work. Be resourceful.

Q: Share a fun fact about yourself.

A: I’ve always loved dancing as a young girl although I never got any formal training. Three years ago, I enrolled myself in ballroom dancing just to get me moving. Even though my heart drops down to my feet as they twinge at the end of each class, I enjoy every minute of it and look forward to the next one. I want to be a ballroom dancer in my second life, maybe…

KBD Group Celebrates topping out ceremony

Topping out ceremony

On April 7, KBD Group celebrated with Mazda Toyota US at their Topping Out Ceremony in Huntsville, Alabama. Our team was proud to see the last structural beam put in place at the Automotive Manufacturing facility. Even with the ongoing COVID19 pandemic, KBD Group construction continues to deliver safe quality service to meet our clients’ deadlines.

What is a Topping out Ceremony?

In building constructiontopping out (also known as topping off) is a builders’ rite traditionally held when the last structural beam is placed atop during its construction. The topping out of the facility doesn’t mean the project is completed but it has since come to mean the structure of the building is finished, whether there is a ceremony or not. The putting the last structural steel beam or final roofing piece in place on a building is a project milestone and signifies that the structure has reached its maximum height.  In America, the final structural piece is often painted white and signed by members of the construction team. Read more

Employee Spotlight: Shams Khan

At KBD, our employees are the backbone of our business, allowing us to provide superior performance and excellent service to our clients. This month, we would like to shine the spotlight on Shams Khan.

Khan been employed at KBD for 29 years, starting as a Superintendent in 1987. He is now a Project Manager / Project Superintendent, responsible for running the day-to-day operations and managing the project on the construction site.

In an interview, Shams shares his 29 year experience with KBD:

Q: How long have you worked for KBD?
A: It will be 29 years in November 2016.

Q: What do you do when you’re not at work? (Tell us about any activities or hobbies you enjoy.)
A: Travel, Watch TV and Movies, Read Technical/Trade Publications related to construction.

Q: What do you like most about KBD?
A: Work Ethics and our Workplace Culture – Working in KBD feels like working in a family business.

Q: What is your proudest moment at KBD?
A: Completing 25 years and getting a Rolex watch as a recognition.

Q: What has been your favorite project?
A: First/ Business Class Lounge Terminal One for Japan Airline at JFK, New York.

Q: What do you find the most challenging at KBD?
A: Starting construction on a very short notice.

Q: How has KBD helped you in your career development?
A: Trusting and assigning responsibilities on different kinds of projects, which provided opportunities to diversify my portfolio

Q: How do you balance your career at KBD and family?
A: My significant other chose to stay home and raise our offspring which provided me peace of mind to spend required time to complete my projects.

Q: What do you feel is the most important aspect of your job?
A: Maintaining pleasant relations with clients regarding budget and schedule.

Q: What advice do you have for prospective KBD candidates?
A: KBD is a company that greatly focuses on learning and personal development. They will always provide the necessary training and mentoring to hone or improve ones skills in their respective area. Working in KBD feels like working in a family business.
